What is cartage?
Cartage refers to transferring your building materials from the delivery truck to your site using a smaller vehicle or equipment. This is sometimes necessary for properties with restricted access. Additional costs may apply depending on the situation.

Your building will arrive organized and labeled for easy unpacking. We recommend reviewing the packing list and organizing materials by section. Your contractor will typically manage this process as part of the build.
What do I need to prepare before delivery?
Your site should be ready before delivery, including a completed foundation and clear access for the truck. You should also have space prepared for unloading and storing materials. Proper preparation helps avoid delays and additional handling.

Materials / Construction
What materials are used in Summerwood buildings?
Summerwood buildings use high-quality lumber, structural framing, wall sheathing, weather barrier, and exterior siding. These materials create a strong, durable, and weather-resistant building shell designed for long-term use.
Are your buildings insulated?
Insulation is optional and can be added during construction. Floor insulation can be included with the kit, while wall and roof insulation are installed on site by your contractor. Proper insulation allows comfortable year-round use.
Do your buildings include electrical and plumbing?
No. Electrical and plumbing are installed on site by licensed professionals. This allows the building to be customized to your specific needs and local code requirements.
Why do some buildings have flat roofs? Won’t my flat roof leak when water sits on it?
The first reason is because some structures may have height restrictions and they want to maximize their interior space. By building a flat roof, the overall height of a building can remain the same and there could be more usable space inside. Another reason is strictly design. It’s important to point out that our “flat” roof buildings actually have a gradual front-to-back slope, so water runoff is promoted and water does not have the ability to pool on the roof.
Are your buildings suitable for year-round use?
Yes. When properly insulated and finished, Summerwood buildings can be used comfortably year-round. Many customers use them as permanent living, working, or recreational spaces.
Are the buildings weather resistant?
Yes. Buildings include structural wall sheathing, weather barrier, and exterior siding. Proper installation, sealing, and finishing ensure long-term protection from the elements.
Foundation / Staining
What type of foundation is required?
A level foundation is required for all Summerwood buildings. While smaller buildings can sometimes be installed on properly prepared patio stones, a permanent foundation is often the best option for long-term stability and performance. Common permanent foundation options include concrete slab, concrete piers, and helical piles. These foundations provide the strongest support and are typically recommended for larger buildings or any structure intended for long-term or year-round use. Your contractor can recommend the most appropriate foundation based on your building size, site conditions, and local requirements.
How big should my foundation be?
If you are pouring a concrete pad, it should be the exact size of your building and square and level. If you are using patio stones, they should be recessed slightly and positioned under the runners on the floor. If you’re unsure about anything having to do with your foundation please contact us prior to commencing site work, we’re more than happy to assist!
Do you provide the foundation?
No. Foundation work is completed by your contractor. We provide foundation layout information to ensure proper preparation.
Does the building need to be stained or painted?
If you do not select one of our maintenance free siding options, yes. Exterior stain or paint protects the wood from moisture, sunlight, and weather exposure. This is an essential step for long-term durability.
How soon should I stain the building?
Staining or painting should be completed as soon as possible after assembly. This helps protect the wood and maintain its appearance.
Can I choose my own stain color?
Yes. You can use any exterior wood stain or paint. High-quality products designed for exterior wood are recommended for best results.
Removing the existing stain and re-stain: what suggestions would you have to both effectively strip and re-stain?
If you'd like to strip all of the current stain off and completely re-stain your building, we recommend power washing your siding with a light chemical wash (available at the hardware store) to loosen up the stain and perhaps even lightly sanding. If you'd like to remove the bubbling sections only, you can lightly sand them off. There are a variety of factors at play here so it is always worth consulting a local professional or paint store for their suggestions on removing/re-staining.
How long will the building last?
Summerwood buildings are designed to last for decades when properly installed and maintained. Proper foundation, finishing, and regular maintenance will help ensure long-term durability and performance.
Interior / Finishing / Insulation
Can I upgrade the floor material?
Yes. Floor materials can be upgraded based on your preferences and intended use. Options may include different subfloor thicknesses or finished flooring installed on site. Your contractor can help select and install the best option for your space.
Can I insulate my building?
Yes. Insulation can be added to allow for comfortable year-round use. Floor insulation can be included with the kit, while wall and roof insulation are installed on site. Your contractor will complete this based on your climate and local requirements.
What are my heating options?
Heating options vary depending on your building size and intended use. Common solutions include electric baseboard heaters, wall-mounted units, and ductless mini-split systems. A licensed professional can help determine the best option for your space.
Do you take care of electrical or plumbing?
No. Electrical and plumbing are completed on site by licensed professionals. This allows the systems to be customized to your layout, usage, and local building code requirements.
What if I want cedar on the interior as well?
Yes. Interior cedar or other finishes can be added during construction. Many customers choose to finish the interior with wood paneling, drywall, or other materials depending on the look and function they want to achieve.
What are the floor plans for larger structures like cabins?
Larger structures typically start with an open floor plan. Interior layouts, including bedrooms, bathrooms, and living areas, are designed and built on site. This allows complete flexibility to customize the space to your needs.
Can the interior be fully finished?
Yes. Interiors are designed to be fully finished based on your intended use. This can include insulation, drywall or paneling, flooring, lighting, and custom layouts. Your contractor will complete the finishing work on site.
